Australia’s residential unit market is continuing to outperform freestanding houses, presenting a strong opportunity for property investors.
According to the latest PropTrack data, unit price growth has surpassed house price growth nationally and across capital cities in the 12 months to May 2025.
Brisbane, Adelaide, Perth, and Melbourne all saw unit markets outperform their house counterparts—despite overall value declines in Melbourne.
This trend reflects growing demand as buyers seek more affordable entry points into popular lifestyle locations.
PropTrack economist Anne Flaherty highlights that even regional unit markets are thriving, with values up 5.3% compared to 4.5% for houses.
She notes that “the high cost of developing units, paired with their lower sale prices, has limited new supply—boosting competition and price growth.”
