Unit Approvals Surge as Supply Signals Emerge

New building approval data suggests momentum is finally returning to Australia’s residential construction pipeline — particularly in the apartment sector.

According to the Australian Bureau of Statistics, unit approvals surged 55.3% over the 12 months to November 2025, compared with a more modest 3.2% increase in house approvals. This divergence reflects both affordability constraints and the growing reliance on higher-density housing to address supply shortages.

However, approvals alone don’t solve Australia’s housing problem.

The critical next step is commencements — whether approved projects actually break ground. Historically, a meaningful gap can emerge between approvals and construction due to feasibility issues, labour shortages, financing constraints, and planning delays.

While Queensland and Victoria led recent approval growth, industry bodies caution that overall construction volumes remain well below what’s required to meet national housing targets. Years of under-building have created a backlog that cannot be resolved quickly, even with rising approvals.

From an investment perspective, this reinforces a key principle: supply responds slowly. Even when policy settings and approvals improve, it takes years for new dwellings to meaningfully relieve pressure on prices and rents.

At Infinite Wealth, we interpret approval surges not as an immediate solution — but as a signal of where supply may emerge over time, and where pressure is likely to persist in the interim.
