Structural Drivers of Rising Land Values

The performance of the Australian greenfield land market highlights a fundamental economic truth: land is the appreciating component of property, and its value is dictated strictly by localized supply and demand dynamics. Recent data from Oliver Hume confirms that the national land market has maintained significant momentum, though a stark divergence is opening up between individual states and regions.

From a structural perspective, the standout performer remains South-East Queensland. Median land prices in the region escalated by 10.3% in the March quarter alone, breaking through the $500,000 threshold to settle at a median lot price of $543,400. To put this into perspective on a structural level, the price per square metre in South-East Queensland has reached $1,308. This exceeds Adelaide ($953/sq m) and Melbourne ($1,057/sq m), signaling an intense concentration of buyer demand against an increasingly inelastic supply pipeline.

Similarly, Adelaide has experienced a notable structural shift. Its median lot price rose 11.3% in the March quarter to $417,500—an increase of nearly $100,000 over a 12-month period. For the first time, Adelaide’s median land price has surpassed Melbourne’s, where prices contracted by 0.8% in the quarter and 0.7% over the year to land at $406,000.

This is why surface-level analysis falls short. Media commentators often treat the Australian property market as a single, homogenous entity. In reality, while Melbourne undergoes a cyclical correction driven by shifting state tax policies and temporary supply availability, South-East Queensland and South Australia are confronting acute, structural shortages of titled, build-ready land.

Over the long term, land scarcity in high-demand growth corridors underpins the intrinsic value of residential real estate. For strategic investors, what actually matters here is identifying the lag between population growth and civil infrastructure delivery. When land supply cannot expand to meet population inflows, capital growth becomes a structural certainty rather than a cyclical variable. At Infinite Wealth, we focus on these underlying structural drivers to ensure investor portfolios are positioned ahead of long-term macro trends.
