Small Capitals Lead National $1M Milestone

The Australian property market has entered a significant new phase in early 2026, with national home prices increasing at their fastest annual rate since June 2022. According to the latest PropTrack Home Price Index, national values rose 0.5% in February alone, pushing the annual growth rate to a robust 9.1%. This momentum has added approximately $90,000 to the median home value in just twelve months, bringing the national median to $897,000.

What actually matters here is the historic “million-dollar milestone.” For the first time, the combined capital city dwelling value has surpassed $1,000,000. However, this top-line figure masks a clear “multi-speed” market dynamic. While Sydney and Melbourne have seen values flatline due to affordability hurdles and increased listing volumes, the mid-sized capitals—Perth, Brisbane, and Adelaide—continue to sprint. In a surprise shift, Hobart emerged as the strongest performer in February with a 1.0% monthly lift, signaling a re-acceleration in the Tasmanian capital.

From a structural perspective, the “affordability pivot” is the dominant theme of 2026. As Tim Lawless from Cotality notes, serviceability constraints are pushing buyers toward the lower end of the price spectrum. This has resulted in capital city unit markets outpacing houses for the first time in this cycle. Investors and first-home buyers are now competing fiercely for affordable stock, while the prestige and high-end segments remain tempered by restricted credit availability.

At Infinite Wealth, we interpret these numbers as a clear signal for strategic diversification. The outperformance of mid-sized capitals is being fueled by a critical lack of inventory—a problem that won’t be solved overnight. For investors, the opportunity lies in high-utility units and affordable housing in hubs like Brisbane and Adelaide, where demand is high but stock remains at historic lows. Understanding this divergence between the “flat” major capitals and “sprinting” smaller cities is the key to capturing capital growth in the remainder of 2026.
