Luxury Property Growth Shifts to Regions

Australia’s luxury residential property sector is undergoing a clear structural realignment. Data from Knight Frank’s The Wealth Report 2026 highlights that the traditional dominance of Sydney and Melbourne at the top end of the market is being challenged by high-performance growth in Perth, the Gold Coast, and Brisbane.

Over the long term, premium property performance is dictated by interstate migration, infrastructure deployment, and localized wealth generation. In the past year, Perth led luxury price growth with a 4.1% increase, followed by the Gold Coast at 2.8% and Brisbane at 2.1%. Conversely, Sydney and Melbourne experienced minor corrections in their luxury tiers, contracting by 0.5% and 1.3% respectively.

This is why surface-level analysis falls short: a contraction in Sydney or Melbourne does not signal a nationwide decline in premium property demand. Instead, capital is relocating. Brisbane and the Gold Coast are beneficiaries of major government infrastructure spend and the long-term runway of the 2032 Olympic Games. In Brisbane, targeted planning policies have unlocked ultra-premium developments, moving the historical apartment price ceiling from $9 million to over $15 million within a 12-month window.

From a structural perspective, the decentralization of wealth across Australia means that premier growth corridors are diversifying. For sophisticated investors, understanding these macro shifts is critical to positioning capital ahead of multi-decade infrastructure tailwinds rather than reacting to historical market reputations.
