Property investment loans are growing at three times the rate of owner-occupier loans, according to Money.com.au’s latest Mortgage Insights report.
Investor loans increased by 19% in the September quarter, while owner-occupier loans saw a smaller 5% increase during the same period.
Investors are particularly focusing on Western Australia, where investor loans rose by 43%.
In Queensland, investor loans grew by 24%, and in New South Wales, they increased by 20%. Other regions like South Australia saw a 17% rise, the Northern Territory 14%, while Victoria and Tasmania saw smaller gains of 5%.
In Victoria, a decline in investor activity has opened up opportunities for owner-occupiers, with loans for existing properties up by 7%.
The report highlights that, overall, investor loans have been growing much faster than owner-occupier loans, with the exception of Victoria, where less favourable taxes and conditions for investors have kept the market focused on owner-occupiers.
Money.com.au Property Expert Mansour Soltani explains that investor interest is being driven by strong rental demand and rising yields, bolstered by overseas migration and strong property price growth.
REA Group also reports a resurgence in investor activity across most of Australia, with its Hot 100 Investment Suburbs for 2025 suggesting solid investment options outside capital cities.
The top 10 suburbs for investors in 2025 include Broome, Rockhampton, Braitling, Geraldton, Kirwan, East Victoria Park, West Leederville, Bassendean, Mount Lawley, and Bayswater.
