Solid price growth throughout 2024 has meant the majority of property sellers in Australia are achieving strong nominal profits.
The latest CoreLogic Pain and Gain Report reveals that in the December quarter of 2024, 94.8% of home resales resulted in a profit, with the median profit reaching a record $306,000.
While this is slightly lower than the previous quarter’s figure of 95.1%, total gross profits from resales climbed to $35.6 billion, up from $35 billion in the previous quarter.
The report highlights that properties held for longer durations tended to generate greater profits. The median hold period for profit-making sales was 9.3 years, whereas properties sold at a loss were typically held for just 7.6 years.
This suggests that long-term property ownership remains a reliable strategy for investors looking to maximise returns.
Among Australia’s capital cities, Brisbane recorded the highest percentage of profit-making resales at 99.6%, followed by Adelaide at 99.1% and Perth at 97.4%.
Other markets also saw strong results, with Hobart at 94.7%, the ACT at 93.3%, Sydney at 92.5%, Melbourne at 89.2%, and Darwin at 71.7%.
