Australia’s Hottest 100 Property Markets

Each year, industry experts attempt to identify which property markets are most likely to outperform — and the latest Top 100 Hottest Markets list provides valuable insight into where demand, affordability, and infrastructure investment are converging ahead of 2026.

According to realestate.com.au, around two-thirds of the top 100 markets are capital city suburbs, with the remainder located in key regional centres. This highlights a clear theme: growth is being driven by connectivity, affordability, and long-term population drivers, rather than prestige alone.

New South Wales leads the list with 25 locations, many clustered around Western Sydney’s infrastructure corridor, including the new airport and expanding metro and rail networks. These types of large-scale infrastructure projects historically act as long-term demand multipliers, reshaping housing markets over extended periods.

Victoria follows with 22 entries, including nine regional markets. After several years of subdued performance, Melbourne has returned to record price levels — signalling renewed buyer confidence and a potential shift in momentum.

Queensland’s 17 markets reflect ongoing affordability advantages and long-term growth drivers, particularly in Brisbane’s outer suburbs. With the 2032 Olympic Games approaching, infrastructure investment and population inflows are expected to continue shaping demand.

The broader takeaway is critical for investors: markets don’t outperform by accident. Outperformance tends to occur where affordability meets employment access, infrastructure investment, and population growth — all factors that unfold over years, not months.

At Infinite Wealth, we focus on identifying these structural drivers early, helping clients position ahead of the curve rather than chasing performance after it appears in the data.
