Affordability Drives Apartment Demand

In the past three months, apartment prices have surged ahead of house prices across nearly all Australian capital cities, with Darwin and Canberra being notable exceptions due to higher supply levels. This trend is also evident in regional areas of NSW and Victoria, where apartments have outpaced houses, while price growth in regional Queensland has been comparable for both.

This shift is atypical, as houses generally appreciate faster due to the value of land. However, current market conditions, including affordability pressures from rising interest rates, are driving more buyers towards apartments. The application of a 3% buffer on home loan rates by lenders is making it increasingly challenging for buyers to secure financing for houses in high-value markets like Sydney, leading them to choose apartments or townhouses.

The strong demand from both investors and first-home buyers is further propelling apartment prices. Recent home loan data indicates a significant increase in loans to investors, while first-home buyers, often with family support, are also contributing to the demand. Additionally, a shortage of new apartment supply is intensifying this trend.

For prospective buyers, apartments offer advantages such as reduced financial strain, desirable locations, and the potential for strong capital growth.
