2025’s Best Property Performers: What Investors Need to Understand

Australia’s property market has once again proven why it remains a cornerstone of long-term wealth creation.

According to Cotality’s Best of the Best report, national dwelling values are expected to finish 2025 at least 8% higher, outperforming the long-term average. What’s particularly important for investors isn’t just the growth — it’s where and why that growth occurred.

Cotality’s Head of Research, Eliza Owen, explains that despite affordability pressures early in the year, interest rate cuts, easing inflation and critically low housing supply reignited buyer competition. When supply is tight, even modest demand can push prices higher — a dynamic experienced investors understand well.

One of the clearest themes from 2025 has been the outperformance of more affordable markets. Suburbs that remained within reach for buyers dealing with higher living costs experienced the strongest acceleration. In contrast, premium markets continued to grow but widened the affordability gap even further.

At the extreme end, Point Piper in Sydney now holds Australia’s highest median house value at $17.3 million, while some of the most affordable capital-city suburbs remain in Greater Hobart, with medians under $450,000.

For investors, the lesson is clear:

Wealth creation isn’t about chasing headlines — it’s about understanding cycles, affordability, and supply constraints.

Looking ahead to 2026, Owen expects conditions to moderate as borrowing capacity, affordability limits and credit assessments cap demand. This reinforces the importance of strategy-driven investing, not speculation.
