Despite late-year headlines suggesting momentum slowed, 2025 was a standout year for Australian property growth.
New data from PropTrack shows national dwelling values rose 8.8% over 2025, adding substantial wealth for property owners. While December growth was modest at 0.1%, this reflected seasonal patterns and softer conditions in Sydney and Melbourne — not a breakdown in market fundamentals.
Crucially, national averages mask what really drove wealth creation in 2025: location selection.
Hotspotting analysis reveals that many suburbs — particularly in smaller capital cities and regional markets — significantly outperformed headline growth figures. Perth led all capital cities with growth of 16.9%, followed by Darwin at 14.7%, Brisbane at 13.5%, Adelaide at 12.5%, and Hobart at 9%.
Even regional markets delivered stronger outcomes than most capitals. Western Australia led regional growth at 13.9%, with Queensland and Regional South Australia close behind.
Cotality confirms these trends, estimating that median dwelling values increased by $71,400 over the past year, marking the strongest annual uplift since the peak of the Covid buying frenzy in 2021.
The lesson for investors is clear: wealth is created through strategic asset selection, not market timing. Investors who understood supply constraints, population flows, and local demand drivers were able to outperform the broader market.
At Infinite Wealth, we focus on exactly this — helping investors move beyond averages and into assets that compound meaningfully over time.
