More buyers are turning to affordable properties, and in many capital cities, that means opting for strata units.
Analysis by InfoTrack shows strata property purchases in New South Wales rose from 31.43% in the first quarter of 2024 to 33.01% in Q3.
In Queensland, strata purchases increased from 26.47% in Q2 to 27.43% in Q3.
InfoTrack’s head of property, Lee Bailie, says this shift highlights the broader housing affordability challenges across Australia.
“While the rise in unit sales may seem small, it indicates that more home buyers are choosing affordable housing solutions in response to current economic conditions,” Bailie explains.
He notes that there has been a boom in developments, particularly along Sydney’s metro lines, leading to fewer single dwelling house purchases and a move toward apartment living.
Bailie also reports an increase in off-the-plan sales for medium and high-density units, as house transactions, especially among first-home buyers, continue to decline.
House sales among this group have dropped nearly 5% this year, from 47.14% in Q1 to 42.91% in Q3.
