Sellers continue to have the upper hand in many Australian suburbs, with new analysis identifying areas where vendors are particularly well-positioned.
According to a report by APIM, 23 suburbs are expected to remain strongly favourable to sellers in the coming months.
The analysis, which considered factors such as short and long-term sales trends, capital growth, rental affordability, vacancy rates, listings, household income patterns, and the composition of houses versus units, highlights several key areas.
Mosman Park in Western Australia is noted as a prime example, with a tight unit market and a significant increase in the median listing price by $65,350 over the past year.
In Queensland, Mackay is identified as a sellers’ market due to tightening supply and strong demand, with Eimeo seeing its median listing price rise by $92,500 in the past 12 months.
In Victoria, Merbein is also a sellers’ market, where listings for detached houses have decreased over the past month, rents are stable, and vacancy rates are at 0%.
In South Australia, Burton stands out as a good market for sellers, with the median listing price rising by $64,550 over the past year due to supply constraints.
