Top Picks For 2025

Property experts have revealed the top suburbs to watch in 2025 as part of the REA Group’s Hot 100 list.

Cameron Kusher, REA Group’s Director of Economic Research, highlights that many of this year’s picks are affordable suburbs with strong growth potential.

Suburbs are selected based on factors such as affordability, amenities, family appeal, location, investment prospects, gentrification, population growth, demographic changes, and infrastructure investment.

REA economist Anne Flaherty believes Melbourne is set for strong future growth despite recent price declines.

“Melbourne’s property market fundamentals are strong – it’s forecast to be the fastest-growing capital city in terms of population, has a diverse local economy, and attracts large numbers of international students and migrants,” she explains.

Among the top 100 suburbs, notable picks include Mayfield, Enmore, and Prestons in New South Wales, Braybrook, Corydon, and Geelong West in Victoria, and Coomera, Fairfield, and Herston in Queensland.

South Australia’s top picks include Andrews Farm, Munno Para West, and Christie’s Beach, while Western Australia’s top suburbs include Bassendean, Bayswater, and Scarborough.

Flaherty points out that some of these lesser-known suburbs are starting to benefit from nearby amenities or are undergoing gentrification, making them great investment opportunities.
