According to PropTrack, property listings are beginning to increase in several capital cities as the Spring Selling Season gains momentum.
Senior economist Eleanor Creagh notes that a stronger environment for new listings has led to greater choices for buyers, with the total number of properties advertised for sale rising compared to the same period last year.
“Sellers in these markets face considerable competition from one another due to the increased total stock available,” Creagh states.
“This trend suggests that buyers will likely have the advantage as spring progresses and the influx of new properties continues.”
In Melbourne, total listings have remained above historic average levels for the past year, reaching their highest point since November 2018 in July, which is 24% above the previous record.
Conversely, in Adelaide, Perth, and parts of western Brisbane, total listings are currently about 50% below the five-year average.
