Australia’s smaller capital cities and regional areas are delivering standout results, with many markets posting double-digit dwelling price growth.
Offering fresh opportunities for residential property investing.
According to the latest CoreLogic data, the top ten regional markets outperformed capital cities in the 12 months to April 2025.
Leading the charge is Western Australia’s Midwest, recording a massive 25.4% dwelling value growth. Regional Queensland also dominates the list, claiming eight of the top ten spots.
In Queensland, Townsville leads with 23.5% growth, followed closely by Gladstone (22.2%) and the Central Highlands (21.8%), making these areas highly attractive for investors seeking high capital gains.
Although growth in Perth’s broader market has eased, it remains strong by national standards. The city still features prominently in the capital city rankings, with Swan recording 16.8% growth and Mundaring 15.7%.
Adelaide is also a standout, with Playford and Mitcham both posting 13% growth, while Beenleigh in Greater Brisbane rounds out the top ten with 13.8%.
CoreLogic’s Research Director, Tim Lawless, notes that regional areas are enjoying renewed demand due to affordability, internal migration, and the sustained adoption of hybrid work models.
This structural shift is creating long-term appeal for lifestyle markets beyond the traditional urban centres.
