Auctions Already Picking Up

With Easter and the ANZAC Day long weekend behind us.

Property auction trends Australia are expected to pick up pace though Labour Day in some states and the upcoming Federal Election may delay a full return to normal activity.

Last week’s national auction clearance rate was 64.2%, the lowest since mid-December 2025, according to Cotality (formerly CoreLogic).

While subdued, this is not unexpected during peak holiday periods.

Cotality’s head of research, Tim Lawless, says speculation of a May interest rate cut could lift buyer confidence and improve auction outcomes in the coming weeks.

A total of 1,080 auctions were held last week, up from 644 over Easter, but still well below the same week last year when 1,964 homes went under the hammer.

Melbourne led the action with a 67.6% clearance rate, followed by Sydney (66.2%), Adelaide (61.1%) and Brisbane (47.1%).

Melbourne’s outer east was the standout performer with an impressive 86.7% clearance rate, while the Gold Coast lagged behind at just 37.5%.
